I use to work as a health inspector I can tell you a simple way to get rid of roaches.  BORIC ACID. It is non toxic to humans you put it around baseboards in the area where roaches are located usually the kitchen. The great thing about it the roaches walk in the boric acid and then walk on top of other roaches and it eats through their shells killing them. Hope that helps. BORIC ACID can be bought online very cheaply.

If a lender said this explain to me what it means please....."If i can know the value of the land i have a partner that will advance 50% of the amount and let us leverage equity as an advance which is what you use to buy or lease. We escrow the amount of payment need for the bigger credit facilty to come in.

Let's say the land appraises out at $2m. Does that mean I'll receive $1m in cash and part of that will be escrowed to make the payments on the $1m loan plus lease payments.

We plan to lease the property with a ballon on the end. This is a lease to own scenario.

I've got someone that was recommended by someone in biggerpockets. They are wealthy enough to go overseas and open an account that they will put my funding in 4.75m and all I do is open an account in the same overseas bank.

How many red flags do you all see in this scenario?

USDA loan for 4.75m to buy an existing company where buyer is kicking in 20% needed for a stake in the company he is selling to. Bank says 3 partners do not have enough liquidity and they have ask for 500k and another partner with deep pockets.  My question is should I dump usda and try for hard money?
