@Whitney Hill wow - this is exactly what I was looking for. Thank you so much for the thorough answer. I will definitely plan on the planimetric & limited topographic survey. You beat me to my next questions on utilities. I'll look into the Utility Planning Study and see if I can find anyone local.

Hey Clint - I'm using a 30 day free trial of Autodesk Fusion 360. I used this Youtube channel to learn how to create floorplans. You only need to do a 2d site plan (which you can do with this software), but I chose to use this software because I wanted to create a 3d floorplan to see what the space would actually look like when you're inside.

Hey there!

I'm planning to build one of the preapproved ADU plans provided by the city of Sacramento in my backyard (using a an owner-build permit). I'm currently completing the site map of my property so I can submit my permit application. I have all my bids and estimates from my subcontractors so I'm getting really close! I would love to connect with someone currently going through the process or who has completed the ADU build. I have questions around lining up subcontractor timelines, inspections, what to pay close attention too, what you learned, etc...

Resurfacing this thread - what did you end up doing? I'm going through the same process and am going ahead on the boundary survey so I can create an accurate sitemap. They're also going to stake out the corners of the ADU to make sure it's in the right place.

I guess my follow up question is if you had them do a topographic survey? Is that something I should consider?

Hey everyone,

I'm looking at a duplex that is fully leased out. 5 months remain on one unit and 8 months remain on the other. I do have the intent of moving in, but wondering what the thresholds are. I've read that you only have 60 days from the purchase date to occupy the property...is that accurate?

Curious to hear how anyone has worked around this to get qualified for an FHA loan. I am considering "buying out" the 5 month lease on one of the units... but not sure how to go about this (would this need be an agreement with the Seller who would have to arrange this with the tenant?).


Would appreciate your advice - I'm a first time investor!
