Teya, as you may know, there are many BiggerPockets podcasts that elaborate on Jansen’s accurate response.  One in particular - BP Podcast Show #402 - addresses your question in depth.  David Greene, co-hosting the show with Brandon Turner, wrote “Long-Distance Real Estate Investing”.  They discuss tips from that book and many more tips.  Hope to hear how well you make out with your investments!  Best of luck!

Hi Sol, I hope you have resolution to your initial problem.  I randomly came across your post from about a year ago.  Coincidentally, within the last day or so, I listened to BP podcast # 399 with Jeff Thorman.  Beginning at the 40:28 mark in that podcast, Jeff discusses something related to the topic you posted.  He mentioned a floating engineered hardwood plank.  You, and others, may be interested in learning more about it.  I know that I am! Good luck!

Hello Nick! Welcome!  Great job jumping right in with a post.  I've driven many roads in the Lehigh Valley listening to dozens of the BiggerPockets podcasts.  My advice would be to continue to listen to them.  Each one is like a gift of knowledge.  Even though I am also new to real estate investing, just this morning, I found myself giving information to a friend who has been investing in real estate much longer than I have been.  The information (1031 exchange), which I learned from the podcasts of course, was new to the friend.  He was grateful to learn about it and began researching the topic immediately.  Thanks to what I am learning from BiggerPockets, I was able to help him.  So, keep listening and spread the word about BiggerPockets (which I did with him).  By the way you reached out already, it seems that you'll be successful with networking.  Keep that up, too.  Good luck!

Hello BP friends.  Just a quick note to publicly thank Greg Dickerson.  I don't know Greg.  I never met Greg.  However, I saw that Greg had offered to help others on BP, suggesting that they PM him.  So, I did the same, requesting that I run a question by him.  Not only did Greg respond within a day of the PM, but he also took the time on the weekend to talk with me, giving me such great information.  Greg, thanks again!  You obviously know real estate and are willing to help others to be successful.  As I've learned, that is a core principle of BiggerPockets!  (Obviously, I big thanks also to Josh Dorkin for starting BP!)
