I've purchased a property in DuPage (unincorporated) county. Being in Cook county will be a drain on the money. Just have to check out your numbers and assume that there's potential for increase in property taxes.

Sorry for missing some details. I'm in western suburbs of Chicago. My first tenant is moving in August 1st and starts work shortly after. I've verified the new employment date and gotten the offer letter.

My second tenant is in a similar position and stated they have an offer letter. IF i were to verify this, would this still be too risky?

What would you do in my shoes? find someone who is local to the area and has established work history?

How to you rectify if someone is moving into the area? Do you just not take the risk and rent to someone moving to your town?

I am managing a rental property for family as i live a block away and have one apartment (duplex building) rented. The renter is moving in from out of state and has a job offer. I've done a credit and background check and have verified the tenant, past landlords, etc. I have the other unit and a prospective tenant is also stating they are out of state (from FL) and want to move in. Other than getting suckered in with a Nigerian Prince (or variants) scam, is this a common occurrence or did I just lucky/unlucky?

Of course the concern would be that the tenant either doesn't stick with their job or gets fired, but how do i protect myself/property? Ask for higher security deposit?

Thoughts?

Hello Bigger Pockets community!

My name is Tom. I am a full time engineer in chicago south west suburbs (hinsdale, IL area) that is dipping his toes into the rental property world. 2 years ago i purchased a duplex, living in half renting out the other half. It came with tenants and they've been great. 

I have recently been promoted to property manager for my partner's parent's property that they just purchased down the street from me. I am in need to find tenants and get things rolling by end of July. I've been looking around the internet, but does anyone have a favorite service/ checklist for screening? How about application lists?

Looking forward to long and successful endeavor in real estate with the goal to buy/hold/ retire!
