Thank you for your feedback @Brynn McNicholas. Its a very interesting model you have with keeping your buy and holds in lower economic areas to hedge against a crash...i think thats awesome. Do you ever see a decrease in price in rent during a crash in lower economic areas or is it a relatively flat monthly price for rent?

Hi Everyone,

I am curious on everyones feedback as well as individual experiences on the effect of a real estate crash on a buy and hold investor, and some of the things such an investor could do to pivot in preparation for and during difficult economic times. I understand flippers have it the worst during a housing crash, but what about the buy and hold guys? I also understand during a crash may be an excellent time for a buy and hold investor to purchase properties. Does an economic crash impact rental rates and occupancy rates (if say a  tenant loses their job and have to downgrade to a less expensive rental property as an example)

Hi Mark,

Just following up on your above post...recently moved to Bucks county Pennsylvania and i am in search for a CPA familiar with real estate as well. I am open to exploring non local options but was wondering how things worked out with the person you found.

@Account Closed thanks for the great information. A buy and hold property is what i am looking for. I will take a closer look at Westchester, Downingtown, Coatesville and Kennet Square as well, and see if any of them fall within my criteria in my response to Percy.

Thank you Dave and David! So far i have narrowed my research down to Philadelphia county (chestnut hill area), Montgomery county, Bucks county, Delaware county and Chester county. To your point David, i need to do a lot more research and hone in further on my target area.

Hello Bigger Pockets community! I currently reside in New Jersey and have selected the South eastern Pennsylvania market as where i would like to begin my real estate investment endeavors for many reasons such as  real estate prices, tax rates in comparison to Jersey as well as proximity to my current job in the South eastern PA region. I am in the phase of doing the market research to understand the rental investment market/opportunities in the region. My ideal first purchase would be a duplex where i live in one unit and rent the other out. Any guidance with regards to the best rental markets in South Eastern PA would be greatly appreciated!
