I am trying to figure out how to finance a deal I have come across and I have little to no money to put down. Any wisdom out there.

I was thinking about buying a small house, it is a fixer upper about 720 sq. ft. prob. could get it for 5 or 6k, but the lot is really small 50x73 ft. and it does need quite a bit of work. Anyone have any advice.
