I am an investor in the Tulsa area and don't know Oklahoma City neighborhoods very well.  I am looking at buying a residential rental in the Rockwell and NW 16th street area.  Can anyone comment on that area of Oklahoma City?  What are the good and bad thoughts on it.  Property is in Putnam City School district, any thoughts on that school system?

Any recommendations on a siding contractor in the Tulsa area?  Looking for inexpensive, but still quality work and prefer they have their own workers' comp coverage.

Love the detailed explanation on rates.  Does it make a rate difference if you are doing a new purchase verses refinancing a property?

@Nicholas Aiola Thank you.  Yes I read it in an article where they were also talking about carried interests and was unclear if the new law related to both.

Under the new tax law, do you have to hold real property 3 years before you get long term capital gains treatment on the sale as opposed to the profit being taxed at ordinary income?

I am not experienced in multi family, but the expenses sound low.  Does that number include property management %, capital expenditure reserves, vacancy reserves?  How old is the property?  Some things to think about when evaluating true cap rate.

With the new standard deduction being $24,000 for a married couple, am I thinking of this correctly?  If you have $10,000 in state and local taxes, and no mortgage interest or charitable deductions then you will elect to take the standard deduction.  ($24,000 is better deduction than $10,000).  If in addition to state and tax deductions you also give $14,000 to charity, you receive no tax help because you are in the same situation as if you didn't give to charity because itemized deductions = $24,000 which is the standard deduction.  So there is a tax disincentive to give to charity unless you are giving significantly more than $14,000, correct?

@Eunice L. I bought the physical book only, but by buying it in the first days I also received a bonus pdf and a link to an interview.  Since I did not get the full package I cannot comment on it's value.
