I'm all for the team. 19 years in this business has taught me, and still amazes me, the nonprofessional, lack of any work ethic or common courtesy professional to professional this industry dredges up in high numbers. I assume that's why so few agents really are successful.

Personally I'm thinking of a team model myself. Changing to accommodate business climate that seems to be evolving.

@Morgan M. don't get caught up with marketing yourself. Market quality real estate listings. If you don't have any yet, ask to advertise for a fellow agent(s) in your brokerage.

In real estate sales marketing is about a return on your money. Our return begins it's measurement on leads funneling in. Then converting a ratio into working clients, thus ending the process in closed sales.

I've spent my money with everybody in generating leads. Really different strokes for different folks. But for me my number 1 source is Proquest Technologies.

It's appears pricey at $200 a month, then I have to generate my flyers and advertisement in getting the system to work for me...AND IT WORKS FOR ME :-) Overall and bottom line it works and it works well.

I have no dog in the fight, I get no referral for people signing up, so dropping my name will not get you any discount. I'm just telling you straight up the most profitable and dependable lead generating system that has and does work for me....and in real estate you need leads to get closings.

@Bryan L. the leads your sending out to other licensed agents, are you getting a referral agreement signed? Also are you picking agents at random?

If I'm referring a lead out, the lead is already warm as I make the initial contact via telephone or email. When I pass it on, I hand it to an agent like @Mark Ferguson . I know when a full time proven Realtor gets it, if they delegate it off to a team member, I know it'll be logged and followed up on.

Consequently I as well followup with the lead a few days later insuring that because my name is associated they're being treated professionally. Once they're locked in with my referral, the only other followup I have is with the agent.

Welcome! I know the few days I've been associated with BP I've gained more traction than I thought possible from a blog site.

Dan it sounds like you have a good tenant. If she has sent her rents, post dated, why would you even consider depositing them before each due date? Why would it even be a question to potentially harm and overdraw a good tenant?

I don't understand the logic. You'd get the rents on time if she wasn't travelling, and she's arraigned for you to get paid, on time while traveling as she wants to enjoy life, but still fulfill her obligations and not worry she has done the wrong thing....and then BAM! Would you want somebody to due this to you?

Sounds like your off to a great start...now that you've got a feel for your new & exciting endeavor, make your goals HIGH...if you write your plan including plan of action, and stick to reaching that higher goal...well it's obvious you'll be at a much higher place when it comes to results!

Thank you to all for the warm welcome! I do believe some of you have nailed it by recommending a PRO account. The benefits appear to be worth the minimal investment.

@Andy Bankston you are 100% correct about NO INVENTORY. I recently tried to buy one on Shallowford RD., but with as many investors that jumped in, immediately, it drove the price up more than I could make my margins work.

There is a HUGE difference in no inventory for investors and the general public. Investors here of late have been quicker to get back into the game. Creating bidding wars on just about every property under 100k. Opposed to home buyers who are still a little reluctant about buying. The home buying trend is improving from the data I monitor, and with personal experience with my listings and sales.
