I have put a post up on Florida Homes agent site to see if any agents in our St. Augustine office would be a good fit.  That is as far south as we reach since we are based in Jacksonville.  I work in Nassau County and down into Jacksonville, but if I will try to connect you with someone that works.

@Nick C. I certainly don't plan on being a scumbag. I have been doing some research and also found that there is a VA program to cover initial exam and licensing fees... so if it is free (or very close to it) I can't think of any reason to miss out. I have been reviewing the syllabus for FL and looking into a provider for the 62hr initial course. The state website is not user friendly in the latter regard, but I am working on it.

Out of curiousity on lien positions... This all has to assume that any exisitng lien on the property (i.e. the owner's mortgage) has to be paid off by the private lending 60% in order for it to take first position, is that correct?  Or is there another way to get this recorded?  It seems unlikely the primary mortgage would accept second position if not paid off.

I am looking for some advice on the benefits of obtaining a Realtor License. I am currently in the US Navy and I have about 3 years until retirement. I was considering obtaining a a Realtor Associate License in the very near future for a couple of reasons. 1) It would provide a good fall back into an industry that I very much want to be a part of. 2) Doing it now would allow me to meet the experience timeline to have my Broker's License prior to retirement. My goal is to build a larger portfolio of Buy/Hold properties for passive income. Does the continuing training associated with maintaining your license justify the benefits you gain (i.e. access to MLS, slight reduction in buy/sell costs)? I appreciate any insight I can get.

I have done an exhaustive search for good lenders in FL and GA, and every one that comes up on a search (not naming names) has fairly to very negative reviews with members.  Are there smaller, or lower on Google search score, lenders that I should look into?  I am looking for buy and hold terms that actually make sense on the spreadsheet.

I have two rental properties already, but they are hacked previous Primaries. I have decent experience with rehab, since all of the houses I have bought were REO "fixer-uppers" that I could live in and practice at the same time. I look forward to making some good connections here to build my mini REI Empire.
