@David Ounanian Thank you for you response. If the listing has been OTM for a while I'm sure they would counter a low offer to see if they could work with it instead of dismissing it all together.

Hello community,

Had a quick question about the current competitive market and when I can ask for a discount on properties. I believe I read in one of the BP books about how you should keep a search open for listings that are listed for double the average days on market for your farm area because you can ask for a discount on these properties. What is the average amount I could try to get off of these listings? Is 20% an option or is it usually less or more? I am looking for multi-family properties in south St. Louis.

@Craig Sloan, thank you for your input. A traditional multifamily is the dream and maybe creativity is the only way. St. Louis has over 3-4x the national crime rate. I love the city but cannot feel safe living there. I cannot believe I lived in the Central West End area for 6 years while attending pharmacy school!

@Jaysen Medhurst, I think believe you give the best and aggressive approach. "Plan B" could be to look for good deals with cheaper move-in ready single families, rehab (maybe), and leave in a year with a net profit of 400-500 above expenses (not including saving for CapEx expenses). In the mean time, I will try and send letters out and see if anyone bites. Do you know how long the usual turnaround time is for potential sellers to contact back?

Hello everyone!

Thank you for reading my post and giving any advice. I am looking for my first home to purchase and see how house-hacking is a great option. I am looking to move out around November or December but am looking to potentially luxury or traditional house hack. My concern lies with the location of these properties as most of them are in zip codes with over 3.5x the national crime average. I am looking for purchasing a move-in ready place in a class-A or B neighborhood. Should I consider purchasing a single-family home, save up, and move on to another home using my first home as a rental property? Should I consider building a duplex, tri-, or quad in a safe neighborhood? Or, should I wait and see what opens up these next months potentially paying for a premium on renovated older multifamily units?

Thank you Justin for the help with locating the useful tools to figure out how to begin with utilizing BP. I definitely checked out the "recommended books" section and just bought about 7 books. Should be able to knock those out in a couple weeks to give me a basic education of buy and hold properties. BP can help fill the gaps the books missed.

@Patrick Hill - Thank you for reaching out to me. Unfortunately, I work in West Plains tomorrow which is about 3-4 hour drive from St. Louis area. (Not really excited for the drive...) I will have to check out the "local events" section for a meetup.

Hello anyone reading this!

My real name is Todd Pieper. I am currently working as a pharmacist in the St. Louis, Missouri region trying to score a better job closer to central St. Louis. Opportunities for my partner and I will be better once we move. My knowledge is a bit lacking but I understand the basics. I have listened to podcasts and read books/guides.
