Thanks for your reply! I would be very lucky to find a 2/2 duplex for 250k, without driving a couple hours, doing massive rennovation,or living in Compton. Im sure they are out there however. Regarding the evictions, is 4-6 months pretty standard? I work at a 250 unit apartment complex and we have people out in less than a month. Does it depend on the attorneys or the fact that its an apartment or SFH? That drug dealer thread is quite interesting, thanks for the link!

Im interested in buying a duplex and living in one side while renting out the other. I live in Southern California where home prices are much higher so im wondering if there is any formula I should use as to what is profitable and a good deal. Ive looked at a couple places in the 250-300 range, where rents are around 1,000-1,200 for a 1 bedroom, and 1300-1500 for a 2 bedroom. Anyone have any tips, stories, or ideas for a 23 year old looking to stop renting? Thanks!

Well I have been reading this forum a lot along with others, read DOW a couple times, and have begun looking for my first deal. I've spent a couple days driving around some areas with quite a few mobile home parks, some nice while others resembled junk yards. The major thing I have noticed is that a lot of parks in this area all have their own financing company and almost all of them are listed by realtors who work for that park. Has anyone run across this in So. Cal? Although I am just starting with all of this, I wanted to see if anyone else has been successful in this area. Feel free to share comments/questions as I hope to get in touch with people around here that are doing the same thing.
