@David Thompson@Joel GoodeMy son will be attending Trinity University in the fall and he and I are going there this weekend for get to know the area trip. Can you give me some ideas of different areas to look at? Im thinking since Im there I might as well look at some opportunities since it looks like you can still get a good return on your investment there as opposed to CA where Im at.

@Brian LarsonThank you, I have to admit I have not purchased a property in 2 years. My last purchase was the commercial prop. which was a great deal at the right time (divorce sale). Been looking now for 6 months and nothing that makes sense to me. Can you expand on what FIBI is and how I can get in touch with them?

From my experience, the 2nd first. Then the low hanging fruit i.e. smallest loan balances this is so you can free up credit (this allowed me to purchase what was probably my best investment when I wasn't really looking because I had the flexibility to move fast on it) If I had not done this I would not have qualified due to too many loans at one time, I choose not to do non standard loans.

@Mindy JensenI currently have a realtor sending me updates daily, along with checking all the retail sites (Loop Net, Redfin etc) I prefer to stay close to home as I like to self manage (4 plex in AZ have had for 4 years and still not comfortable with repair cost etc, on 2nd management co and its better, but everything else is here within 15 min of my home) any ideas of better searches?

Found this site a couple weeks ago and have found it interesting. Im a buy and hold investor (1 commercial triplex, 1 4plex, 2 duplex and 1 townhouse) looking to add another MFR but finding it extremely hard in my local area of Socal.
