Hi all,

One of the keys of effective negotiation is to have some way to justify a really low (or high) offer. To get a really good discount on a property, what are some of the tactics you guys use to shave 5, 10, 20k off of the asking price? The condition of the property is a good starting point, but wanted to see what tools other folks use.

@Michael Lee Thanks for the pointers! Can you explain: "get a pre-approval loan letter that includes how long your cooing will take". What does cooing mean? I have never seen that term before.

Congrats Eric! I'm in Austin, and looking to move forward with my first deal too. How were you able to do a no/little money down deal? Could you share a bit more about that part of the negotiation? Thanks for sharing!
