@Ryan Leake you make no mention of material participation in the construction of and/or ongoing marketing of a STVR. 

Additionally, you make no mention of transitioning to MTR the tax year following  when a cost segregation was done.

@John C.why would any lender take another property as security if not the lender of highest priority?

@John Malone are you a tax attorney? Do you have any experience with construction of a STVR as it relates to claiming material participation while acting as co project manager?

@Ryan Leake please address material participation as it relates to being a co - project manager throughout the construction of a new STVR. Discuss the jobs/responsibilities that an experienced project manager can log during the construction and marketing phase of a STVR.

@Ariana Jones the interest rate of 8.12% makes this deal a non starter.

Use 60% occupancy to calculate your potential  gross revenue. If you can t generate at least a 20% Cash on Cash return why get involved with running a STVR business.

@Samuel Brittain Sell ASAP. Save on selling costs by negotiating reduced commissions from RE agent. Don t sell furnished unless you are not purchasing another property to be used as a STVR.

Don t bet on appreciation of RE to rescue you from a property. Meanwhile, while you wait for an uncontrollable event like appreciation, you are losing $1,000 +monthly if you have 100% occupancy on a LTR at $2k per month.( prop tax, insurance , mortgage)

Cut your loses.

@Avery RobertsonIRA Financial Group ‘s Solo 401k allows loans. Check them out on You Tube. They have great customer communication and have tax attorneys on staff.

Go to marinas on Lake Minnetonka or other lakes that have marinas that rent out pontoon boats. Find out who is their daily pontoon insurance carrier.

@Henry Clark why would you cash out a 401k when you could transfer those monies to a Solo 401k with no tax consequences and then invest in a property upon which there could be storage buildings, vacation rental, etc.

@Dmitriy Fomichenkocould you please provide clarification on owning RE inside a Solo 401k, particularly RE upon which a business is operating. If a person triple net leases ( or leases)the property to a business owner there is no UBIT? If I own A duplex and lease it to a management company that rents it out as a short term vacation rental there is no UBIT? Similarly if I own a property with storage units and a garage on it and lease that property to a business owner that has no UBIT implications?
