Individuals with their Solo 401k are also available lenders for purchases of properties.

Not one investor has reported success using his system,automated leads,whatever! Seems like a red flag to me.

How much would a wholesaler pay for a lead, that is, a phone call from an interested RE owner lasting longer than 1 minute?

Please cite the IRS code that says distributions from a Solo 401k after age 59 1/2 are subject to a mandatory 20% withholding for taxes.

Your answer is different from a CPA real estate specialist who says that providing routine weekly schedules itemizing the weekly hours with various ( over 100 ) different job duties, do indeed provide the record keeping necessary for his clients to satisfy any IRS audit verifying they are "active" investors.

A person can provide records which satisfy the IRS showing an average of 20+ hours per week managing a real estate portfolio to provide for active verification.

Curt, Check out IRA Financial Group.Their website can answer lots of questions. They allow you to have "checkbook" control.

You might consider rolling over to a solo401k instead. Solo 401k has more flexibility as far as investing with debt financing on RE and Lower set up fee. Can you have any type of self employment in future to allow for Solo401k.

 If you document on a weekly basis in detail ,itemized activity, on a report you can be considered an active not passive investor while having a 9 to 5 job. Please comment on correctness of this statement.

Hi Big Pockets Members:

I have co - authored two books on retirement investing for individuals and business owners. These books are no longer for sale. It amazes me that many real estate investors don't directly own real estate in a retirement plan such as an IRA, Roth IRA, or Solo 401k.

I'm here to learn about wholesaling and/ or finder's fees for commercial real estate and multi family housing. I 'd like to help individual real estate investors and asset managers find and purchase and/ or flip real estate properties for themselves or the assets they represent.

I'd also like to meet those people who are already experienced in what I am attempting to do.

I d be grateful to any Bigger Pockets members advice and in pointing me toward people who have experience in commercial and multi family real estate.

At this time I know of no individual who has a website devoted to commercial RE investing within their retirement plan thru self directed plan custodians. Has any member seen one?
