stability of multi-family outscores the potential big wins of vacation. Vacation is seasonal and economy driven. Condo associations can be a pain plus a major unforseen event and EVERYBODY pays even if it didn't affect you or your building. It would have to be a spectacular deal for me to ever invest in condos again.

Welcome to the area, where did you move from? Two other great groups that meet up is Wealth Builders (aka REEA) and Beach REIA. You can Google them. They both meet monthly and are 2 of my favorites. There are a few others but I haven't attended them.

Tomorrow night (Tuesday) is Beach REIA at Hooter's on John's Pass. They have a private room and wings. Tomorrow night (Tuesday again) is also Wealth Builders (REEA) @ the Holiday Inn in Feathersound off of Ulmerton. Hope this helps

the Monday one  (7pm) is at the Hibachi grill then afterwards they go down to Pete & Shorties for socializing. Great bunch of people there. There is also several other REIAs that are mentioned at that one that are biweekly. See you there

Yes,  I attend most of the time. It's structured to give everyone an opportunity to pitch their deals and/or needs. Afterwards most of the attendees go a few doors down to socialize. Good group of people.

A lot of information can be found online but it is easy to be overwhelmed. Some people will not make a move until they feel they have enough information. The important part is make a move. The training can help prevent you from making a super bad decision. Everyone learns differently.

In general this is some what transient area which makes it great for rentals. It is also a bit patchy in the aspect of you can have a $275k home across the syst or next door to a $60k home.  Every area has good and bad sections. South St Pete has a higher crime rate and has more "war-zones" whole the north side is safer in that aspect. There are some great deals in better neighborhoods that are located in patches in these areas though. Clearwater has good and bad spots too. In between the 2 is Pinellas Park and Largo. Both are great communities. The state is funding some clean up projects in Lealman section of St Pete. Largo mayor announced that in 2016 they are going to offer lien forgiveness programs to people to encourage them to buy and repair trouble properties.
