Hey William looks like you are off to a good start with a workable plan. One of the things that is really important is to Target the right neighborhoods and areas for the particular strategy you want to deploy. For example is you are looking to wholesale (what I like to call buy ugly sell ugly) then you need to be in pockets that have plenty of properties that are physically distressed. South Arlington is a great area but you don't have enough scaleable inventory (you don't find tons of boarded up houses) to do any kind of volume without changing up tactics. East Arlington on the other hand has much more physically distressed properties so you can more quickly insert and get rolling. Speaking on South Arlington there is good physically distressed target on Sublett Rd between Park Springs and Kelly Elliott on the right side of the street if you are heading up Sublett toward 287. Message me and I will send you the details then go track it down and we can flip it together if we are able to get under contract. Hey I don't know lots about Bigger Pockets but that deserves a vote Lol

Hey William glad that was helpful! I just replied to your earlier question with this but not sure it posted (again I'm learning my way around BP... probably go find a 7 year old kid in my neighborhood to walk me through it Lol)

Here is what I sent you:

 Hey William,

Arlington is a great market and glad you are in the hunt! Way to take action on your first mailing campaign. I'd need to know more about the list you are mailing to and if you are sending postcards, letters, etc. Mail is always a solid way to go but remember people are bombarded with mail and it's easy to get lost in the shuffle. With that being said 3 important tips: First, try to use a slightly different list or variation of a list that most use so you aren't always overlapping with others... Second, send a mail piece that stands out and or is different that what most investors send... and Third always remember the Flip is in the Follow Up so don't just mail once and then stop or all you have done is soften the target (property owner) for your competition who is not going to stop!

Regarding your list or what I call inventory spend some time driving your target zip codes and catalogue the vacant properties and build a list this way (it's verified vacant if you've seen it) and not everyone is doing this... or augment your vacant drive by list to the list you have ordered so you mix it up a bit! Hope this helps:-)
