Thanks for your reply and the excellent advice. I am working on locating an agent that thinks outside-the-box, and is on the same page I am.

My apologies for being vague...my real estate terminology is still expanding :-) I am looking for various types of properties and getting them under contract to assign to a buyer. If this doesn't fall under the definition of bird dogging, my apologies. I wasn't sure what it was labeled, hence my forum title.

If you have time, I do have two questions: Is it possible to get started before I find an agent to work long-term with? (I know that s/he will be invaluable in finding properties which may not have hit the MLS yet, and that can be a huge advantage!) Secondly; what 2 contracts do I need when putting the property under contract and then assigning it to a buyer? I have found an Assignment of Contract (which I believe is between the seller & myself), and a 2nd contract called a Simple Assignment of Contract Interest (which I believe allows me to assign it to a buyer). But I do not know how to properly fill out either...which, after typing this, may lead me back to your words of wisdom about finding a realtor for my Team...sorry, laughing at myself by answering part of the solution as I type.

Hello, I am new to Bigger Pockets. I am looking to get started in wholesaling real estate to and eventually move in to flipping properties, and also buying some to hold for passive cash flow. I have studies numerous approaches, and most seem about the same: look for properties at the same time you're looking for investors and then connect the two. (Sorry for being straight-forward, but I am a 'nuts & bolts' kind of person, and try to remove the 'fluff' and not waste people's time).

A few years ago, I was literally embarrassed by trying to use...well, a TV guru's forms when trying to put properties under contract to assign them, when the real estate agent I personally new for over 10 years, pulled me aside and told me that I could not write my name/and or assigns on a Virginia Real Estate contract. I had invested so much time studying and felt so deflated, especially since I was trying to change my life not only for myself but for my family.

This leads me to where I am now. I want to start building a buyers list as well s looking for properties. However, I need some help in finding a contract which is legal and can be used in West Virginia. I need help in correctly filling them out; what to write in and where. Is there anyone that can help me. I would like to get started in a career in real estate.
