Hi All,

I live in the Bay Area and currently own a 3 unit property in Hazelwood, PA. I am looking to continue to grow my portfolio and want to focus on turnkey properties. Would love to get connected with companies or folks that focus on 2+ units that are already renovated with a tenant inside and cash flowing. 

Thought I would post on here to see if there is anyone within this network specializing in this. If anyone could help I would love to connect and see what is out there.

Hi All,

I am reaching out looking to connect with any investors or lenders in the Pittsburgh area that could help with the refinance portion of the BRRRR method. I, along with my business partner are planning on purchasing and renovating with cash but in order to grow our portfolio quickly we were hoping to find a lender without a seasoning period so that we keep repeating the process.

I am hoping that a post on here can lead to some type of referral as we finish the last part of the BRRRR.

Hi all,

I am looking to start investing out of state using the BRRRR Method and currently putting together a plan of action. I do not have a team of my core four yet, because I wanted to see if anyone had tips on how to stay organized or what technology you use when it comes to communication with your agents, property managers, contractors, and lenders?

Is there a CRM in particular that stands out when it comes to analyzing deals, making offers, asking your property manager if it is in a good neighborhood, getting bids from contractors, ect...

In David Greene's book he talked about everything being in one place so a system is created and you don't have to be in the same state. I would love to hear what the BP family does for this, so I can start to find my core 4 with a system already in place for out of state investing.

Post: BRRRR Method Clarifying Questions

Hi all,

For some background, I am looking to become a first time BRRRR investor soon but was hoping someone could help me when it comes to figuring out what the proper steps are when working with sellers, lenders, contractors, appraisers and so on. Obviously the method is Buy, Rehab, Rent, Refinance, Repeat but I was hoping to find out the steps others take in between that to make sure that I have a successful BRRRR.

Please let me know if my thought process is correct here and if not I would love to be corrected to make sure I am doing it right.

Assuming I find a house that I have analyzed and want to purchase, my first step would be figure out the ARV with my agent and others by looking at comps. I would also get the house appraised to figure out what the best price point for me would be.

Step 2: Get pre approved by a lender and tell them about my goals for the BRRRR method.

Step 3: If I am approved by my lender, I would make the offer and if accepted I will send out my contractor and home inspector to take a look the house and determine what types of rehab we should do? 

Step 4: If that all checks out, during renovating I will have the property management company start looking for potential tenants so that after the renovation I will have the house rented out and start having cashflow.

Step 5: After renovations are complete I would get the house reappraised and go back to the lender to let them know that I am wanting to refinance.

Please let me know if I have the right type of framework above and that I am doing the right steps to become successful in my first BRRRR.
