Yes owner occupied- However, I have a new buyer over 620 credit score, 3% down payment, but can’t get approved from weichert because of this virus according to the rep.

I have a buyer that has 3% down and a credit score above 620 however, he can’t get an answer if he’s been approved.

I spoke to the broker (Wiechert) and he doesn’t know why he’s not getting approved and couldn’t give me any info just that everything is changing and is waiting to hear from underwriting.

Should I direct the buyer to a broker that’s shopping his loan (Anyone in NJ please reach out) vs one place. The buyer wants the move in since he’s renting and is ready to go.

Any ideas will be grateful-

I bought several units and had zero issues.

I have a business owner who's had a successful shop for 10 years wants to buy the house for 235k. He has 25-35k to put down. He's married but just put his wife (has a SS and credit score of 750) on the books last week. They have been denied a conventional mortgage, but I heard from buyer some places will loan on the ITIN number. Wondering if anyone has any contacts?

I wouldn't waste my time ordering a contractor online like a pizza or hiring a reviewed contractor. How I found my core guys is I drove into a toll brothers building site rolled the window down and started writing #'s down and talking to the guys. Toll brothers use all cheap of the cheap guys and yes most are felons but I would trust a felon any day of the week vs a fast talking,know it all, driving a brand new f350 because customers care about looks type scam artists who goes for homerun estimates and wastes my time. If they don't show up in a older van with 5 guys in it your paying to much... Plus, these guys are so fast because that's what their used to SPEED SPEED SPEED quality is not the best but then the finishers come in and make it perfect. I NEVER NEVER NEVER recommend my guys anymore because that's how I lost one of my core guys. My best friends father never paid him the final 10k and he told me never again Goodbye. So just be careful...

On my very first project I relied on my personal connections heavily and thought they were helping. What really happened is I over paid.

Mistake 1: I didn't do my homework on what stuff costs because using connections.

Mistake 2: I was to embarrassed to negotiate because their my friends friend, uncle,cousin,family friend and I just couldn't stomach up and say can it be done cheaper.

Now when I have personal connections ask me for work I say be in the ball park within the 3 estimates I got and it's yours. As they say "lessons cost money and the good ones cost ALOT" keep reading so it won't hurt as much...

My reason is because of taxes. In Jersey we pay some of the highest property taxes so why get some money back from section 8. Plus I never met a broke "slumlord." My 0.02
