Hi!

I've been on this journey for about 6 years saving for my first investment property as a small business owner. I just bought a 1200SF fixer in East Oakland. House is currently a 3/1 and I plan to convert the house to a 2/1 long term rental and a 1/1 mother in law unit to be used as a short term rental. In a few years I would like to leverage the cash flow to gut the large stand alone garage and create a third term unit out there.

Very excited for forums like these, I have so much to learn! Excited to connect with others trying to handle zoning issues and decide between rentals vs. Air BnBs. Am I correct in thinking I will only need zoning for a duplex if I make the 2nd tiny unit in the house a Mother in Law?

First time poster! I recently bought a fixer 1200 sq. ft. 1920's property in Eastmont Oakland CA. I plan to convert the home into 2 units (one 2/1 and a 1/1 for Air BnB) initially and then leverage the cash flow to eventually redo the large standalone garage into a 3rd rental.

Currently I am rehabbing and the bathroom s are tiny as is the kitchen. I am considering buying this tall Ikea type storage unit the create storage for tenants in the rental bathroom (~$150) and a large kitchen island (~$450) for an open floor plan kitchen. Is it advisable to buy these items which are technically standalone furniture items for an "unfurnished" unit? My contractor recommended these would be cheaper than having storage custom built.
