yes there is a mortgage on the property

and yes he likely will be there more than his parents house.

What type of homeowners insurance will be needed for a SFR rehab? Its only minor rehab, we plan to finsh work in 4 weeks and it should sell with in 4 -6 weeks, probably quicker. Can you buy a 3 month policy or do you have to buy 6 months? Can i just get basic homeowners insurance or do i need some type of construction insurance? We could make it my partners "primary residence" if needed because he still lives with his parents at the moment :roll: Thanks for all help.

i use www.realestate.yahoo.com to pull my initial comps. you just type in the address and it brings up houses in that area. however, these are sometimes 1-2 years old, so when i get serious about a property i call my appraiser and tell him to pull some comps on his system.

didnt take time to read every reply, bue pleeeaaaassse....

take that 100k out of your 1st house immediately and do something with it. Why let the bank control 100k of your money?? it amazes me how many people have mega equity in there house because they think its the best thing to do.

Is there a minimum amount of time you must hold a property before reselling it? If so what is it, and what type of restrictions are involved, etc. This will be financed through a hard money lender with no PPP, so thats not an issue. Thanks

Can someone post a comprehensive check list of what to look for/watch out for when looking at rehab properties.
