Has anyone gotten a HELOC on an investment property in the Tampa area? Any advice to do so would be great!

So I just bought a property that I am flipping and the concrete and fence are a little over the property line. Has anyone ever dealt with this and how can this come back? I got the boundary survey when I was signing the documents and boom... the concrete slab on the side of the house in into the neighbors property. Can I sell it without fixing it? Thanks for any help!

Has anyone used a HML for the purchase only? I would rather pay for the rehab with my business lines of credit to save money. How would this affect the reserves they want me to have? Thanks in advance! Tyler

@Brandon M. Have you ever heard of a refundable builders risk policy?

@Wayne Brooks Can you get a year policy that’s prorated? My HML wants a year policy but an insurance broker told me you pay the annual premium but won’t get any back if you sell before.

Can anyone give a recommendation for house insurance on a property I am flipping in the Tampa Bay Area? I will be using a contractor and not doing any of the work myself if that matters. Also, what type of insurance should I get? I have had a few different opinions from DP1 or “Vacant”. Please help!
