Thanks everyone. I was thinking that something like property management would be taken out of the gross rents then prorated.  From what I'm gathering though when the seller sells the property their net income might be lower that month based on expenses.

I'm under contract to sell a duplex in Columbus, OH.  When prorating the month of May is it just the rents that are prorated and given to the buyer or is it the net of rents and expenses for the month?

I was able to talk to a representative at what was Yellowletters.com.  I was informed that YL.com has been bought and is now Print Centers.  The representative told me that they are working to clear up any old orders from YL.com while also managing new orders.  It didn't sound like a refund is possible for me; however, I'd be happy if the my original order was completed and shipped.

I placed an order through YL.com about 4 months ago and it still has not gone out.  I've tried calling, emailing and website chat numerous times and have not been able to get in contact with anyone.  Is anyone on here owed money from YL.com? I'm filing a complaint with California's Attorney General to get the process stared.  Someone needs to be responsible for YL.com not holding up their end of the the business agreement.

We are looking to expand out of our current area into Ohio and Arizona.  If you are a commercial agent in the Columbus, OH area or Arizona please PM me or Nick.  We are looking to buy small multifamily 8-24 units and self storage.

Thank You. @Nick Hagadone

Looking for some guidance on options when foreclosing on a property in a state with redemption periods.  A Deed In Lieu would most likely be the best option but if that is not possible is there anything that can speed up the process?  And lets pretend that all contacts with the borrower have been unsuccessful.  Do we have to wait out the redemption period no matter what?
