From what I have seen with the youth I educate is that they try to live like they are financially free without first making sure they are. Budgeting is a new and painful experience for them. The income is there but the mindset is not.

I think personally I have to juggle buying another property with loving my family well and making sure that the financial freedom I seek is worth the extra sacrifice now. Doesn't mean I won't but I need to make sure my family and I are on the same page before I start the grind to get out of the grind each day.

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $185,000
Cash invested: $85,000
Sale price: $330,000

3 bed 1 bath total flip, top to bottom everything inside was touched at some point. Had been in the same family since built in 1918 so was absolutely full of stuff! Probably biggest mistake was how long we took cleaning it out.

What made you interested in investing in this type of deal?

My father and I love making trash into treasures and the price was right!

How did you find this deal and how did you negotiate it?

Wholesaler found it for us!

How did you finance this deal?

Personal financing.

How did you add value to the deal?

Complete remodel, redid or replaced all flooring, plumbing, electrical, new roof on the garage and retied all the windows.

What was the outcome?

A beautiful home for someone else to treasure and some profit for my father and I at the end!
