Hi! Everybody! OMG!!!! Things are moving along. Anyone who is reading this. You do have to just get out there. Today, I took a big "GULP" and drove thru my first mobile home park. It was a small 1 not too far from my home. I talked to some buuyers and meet the park management. I got to see 2 very ready properties. They are super ready but he has no time to advertise them and stuff. I want them so bad. I think I can aquire them both for $15k cash, or check in his hand. I really have to find some creative financing. I already have a plan structured for repayment in less tahn 2 years. I just have to find some creative financing before they get away! I took video. Thanks everybody! I do want to start 1 home at a time. I know it sounds a little ambitious, my goal above, but I think in 5 years it could be a reality. There are thriving communities that are right down the street(well about 10 miles) from me. I just never thought about it until helping my buddy. Who by the way is about to get his title in a couple of months. (yay!)

I have been doing some research but have not been able to get a clear answer about license requirements. I am also a little intimidated about speaking to park mangers and owners because I am such a novice. I don't want to go in naive and destroy potential relationships.

I've seen people say they are able to aquire MH for less than $5k but the only ones I am seeing are for much more(>20k).

I am not gonna lie, my credit looks like traffic on the 405 at rush hour. I realize purchasing a home of my own will help re-establish some good marks on my credit. But is it really possible to start MH investing on little to no investment capitol in Los Angeles? Are there any investors here that I could meet and actually share some insight over a cup of joe @ a local Starbucks? My treat! n_n

Hello Everyone,

I would like to introduce myself. My name is Tikiesha Machelle. But most people call me "T" because my name is a bit hard to pronounce and spell. n_n

I very green to the scene. I am a recent graduate with a degree in chemical science. Wait, what?! Let me explain.

I live in Los Angeles, Ca. I have always had an interest in real estate but not as my primary career. I just never thought I would ever have enough to actually invest. But for whatever reason, I kept running into mobile homes.

It started in 2000 when my future husband and I landed on difficult times and ended up living in a "trailor" type of mobile home. I was shocked at all the amenities within something so compact. The only reason I think we left was I was pregnant with our first child. My next experience was when we were searching for our first place as a family. We were shown a beautiful model with a Jacuzzi tub and granite counter-tops and a chandelier type light fixture. We opted to move to a townhouse in Nevada instead. Fast forward 2013.

I now have two children and just finished returning to school to get my degree. I purchased a 1973 Dodge Sportsman for a camping expedition, we never went on. lol. So, coincidentally, a long time friend fell on hard times and needed a place to stay. My husband and I discussed it and decided, if he could afford $100 a month and to make sure he never gets a ticket, we couldn't afford to have him living in the street.

It made me think of my Mother who perished on Skid Row and how many more souls could be saved if they had a place they could afford to stay. DTLA has now become a metropolis brimming with artists and executives who can afford $800-$900 a month. How about those who are on fixed incomes, like students, disabled, elderly and low income? Why couldn't I do this and help solve a major problem in my community?

So when my tax return comes, instead of blowing it on a cool trip, or just blowing it. I would like to invest it in the direction of making this a reality. I have been reading and have lots of questions. I hope I can make great contacts with many of you. I hope to work hard with any alliance I may make here. I hope we can all have bigger pockets and bigger hearts.

So, maybe one day I'll discover the cure for AIDS but today I want to start learning how to make my dream of a low income mobile home park in central Los Angeles, a reality. So no more mothers slip away cold and alone.
