Post: Residential lease to LLC company

We have one side of a duplex rental property for lease and an LLC has contacted us about leasing the property. Is there anything we need to be looking for or more mindful about? (For the application or the actual lease. )

We were used to doing a standard Texas Realtor Residential lease. Is it ok to use this lease or is there a special lease out there for leasing residential properties to a business? We also normally use the Texas Realtor Lease application. Is there a better application out there to use when you are dealing with a business? This is not a commercial property. It is in a residential neighborhood.

Any advice is greatly appreciated. Thank you.

Just opened business checking for LLC.

Is it possible to fund your business account and keeping anonymity? Or does it matter?

Banker suggested using check, Zelle or wiring money from bank current bank account but my name will be on the check, wire, etc. 

I am not sure if the initial capital needs to be private or not.

Please give suggestions on the best practice to opening/funding LLC business account (while trying to have anonymity in Texas by using a registered agent.)

Sometimes it's hard to find good plumbers, and if you've already talked with the owner and they didn't compensate you or lower the cost, to me, that seems unreasonable. Maybe there was a fluke or miscommunication, but mistakes can be expensive. I would see which plumbers other investors in your area use.

Someone else might know a trick to save you money, but that's what I would do. I hope you figure something out!

 Gabe, thanks your opinion. I think that is exactly what we will do after I reach out to them one more time to try to get them to see it from our perspective.

If you have not paid you could just not pay them as they probably will not do anything about it.

If that is how the plumber runs their business another option is to pay it but blast it out on social media in your area about that plumber. Bad publicity and ratings will cost them a lot more than a plumbing repair


 Chris, thanks for the response. These are the 2 options we were already thinking of but I was hoping that maybe there was another option that forced them to reduce our bill and not charge for both plumbers since the second one was repairing what the first plumber didn't do or did wrong. Like maybe, some kind of law in regards to warranties or something like that.

 Thank you! We have stressed that to them multiple times already. They just keep sending the same original invoice. The original invoice does not state about the initial shower tub repair. Only texts state what repairs they did each time.

We hired a plumber (that we have used for years) to fix a tub spout leak and toilet repair. They fixed the toilet with no problems. They installed a new cartridge for the tub but it was still leaking. Said they would have to come back out and tear into the wall to fix the valve, which was going to run over 1k. When the 2nd plumber came out (with the same company), he said the cartridge was not seated due to there being some calcium that needed to be scrapped off and no new valve was needed.

Now it is fixed and not leaking anymore but the plumber wants to charge us twice for the repairs although the second plumber just fixed the first plumber's mistake. We have already talked to the owner and insists that we have to pay for both tub spout repairs. We do not feel like we should have to pay for the 2nd plumber fixing the 1st plumbers mistakes. Do we have any recourse? What should we do?

We have a house we want to turn into an executive rental but eventually return to the property as owner occupied in Texas.

1. Are there firms that specialize in executive rentals that anyone recommends in the Dallas/Fort Worth area?

2. We understand there is a limitation on how long you are required to live in the property to keep your homestead exemption. Does anyone know the rules or limitations concerning keeping your homestead exemption and the rules about your taxes when you have declared it as a rental property?

3. We want to do some upgrades before we rent, what order should we do these to maximize tax benefits?  --owner occupied--rehab/upgrade--rental? In other words, should we do the rehab/upgrade stage while owner occupied or in rental phase? Can we declare the rehab expenses as rental expenses before you have tenant?
