One of the many things I often wonder is can I obtain a decent loan with out having a job? I do work some on the weekends under the table, but nothing on paper.

I do have enough time after my studies to tackle a smaller project. I had planed to wait a little while longer but I'm itching to dig into something. So if the opportuninty presents its self I'm ready to go.

I'm going to build a career out of RE, I'm just being patient at the moment. I'm majoring in marketing and minoring in real estate. Right now I'm trying to soak up as much knowledge as I can from school, RE books, etc, to try and gain a competitve advantage. I have a little bit of hands on experience from my first property.

Hello, I'm a student at Austin Peay University in Clarksville. I bought a house 2 1/2 years ago in Nashville, renovated 2 rooms, landscaped the yard, and sold it two years later and pocketed 17k. I was already really interested in real estate but this helped make it my first love. After that I quit my job and went to school full time. However being a student I know it will be really tough for me to obtain any money for future projects. I have excellent credit, a little bit of real estate knowledge, and a great deal of common sense. So I'm hoping to find some help some answers here on the board.
