Thanks Ali, good advice as usual! Yes, I was implying "hands off" by passive. Now I know there is no such thing as a completely hands off investment, and that isn't necessarily what I want either. Obviously I love learning about and thinking about investing, so am not afraid of something that requires some input/management. At the same time though, I have to realize that I work way too much, and really don't feel comfortable making any type of transition into more "active" real estate investing... at least for the nest 5 years or so.

I haven't been talked out of turnkey... I've just realized there are many options and innovative ideas out there, but definitely haven't ruled it out, thanks in part to the reasons you listed.

For some reason, in my head at least, buying an income property even with the use of a property manager, seems more intensive than HML, Syndication, and other "passive" real estate investing ideas. I have absolutely zero real life Real Estate experience though so I could be way off base in that assumption. What do you guys think?

@Paul Birkett Wow that is some great advice... and unfortunately what I was expecting. It is good to know that I am not too far off though, so I will definitely try to educate myself on the field, thanks for the advice. Now I just need to work on building relationships in the meantime I suppose, thanks again!

I will definitely keep my eye on the crowdfunding real estate sites, unfortunately I am not yet an accredited investor... hopefully those rules will change in the near future.

Hey Everyone!

I'm being a bit dramatic with my title here, but I do have a serious question if anyone is willing to provide some feedback.

I had recently asked a question in the forums about turnkey investing which led to a really educational and helpful discussion. This question morphed into a more general discussion about passive investing which is something that I am very interested in.

In my limited understanding it sounds like there are a few different ways to be a "passive investor". Turnkey investing, hard money lending, syndication, and note investing among them. Of these, syndication sounds the most appealing to me, but thanks to some very educational advice and guidance from Jeff Greenberg, a BP member and syndication expert... my words, not his. (Thanks for taking time out of your busy schedule Jeff!), I've now realized that I probably am not in the right place financially for investing in syndicated deals... yet.

So in the meantime, I find myself wondering... what are some passive investment opportunities for a new investor who like me has say 10k to 25k dollars to invest, but a relatively small net worth? Can you consider hard money lending with this small amount of money? Or do I basically need to resign myself to being patient and saving more?

I'd love some of your opinions if anyone has the time!

Jeff Greenberg Yes syndication seems like it is something that I want to look into. Actually it sounds perfect. Thank you for taking the time to explain it to me. Do you need to be an accredited investor to participate? I know they may be changing the requirements soon but as of now I don't believe I qualify. I'm in danger of straying from the original topic of this thread but does anyone have any recommendations on how to locate real estate syndicates? I imagine it must be more than a series of google searches...

@Jeff Greenberg Can you tell me what an HML is? Also I have heard of Syndications but just assumed that was out of my league. Thank you for that advice I will look into those investment vehicles tonight!

Wow lots of good advice. As far as having friends in the area...

My choice (at least in this question that I am proposing) is between not investing... for now, and investing in some type of network. Memphis is one of the areas in this Platinum Properties network, and it seems like the area I prefer of those listed in the network. The friends in the area is just a bonus, albeit a small one.

As far as him making money off the deals, I mean it would make sense that he does, it is just that I was under the impression that these are MLS listings that I could go out and buy myself for the same price, perhaps that's not the case.

Asking this question on this forum is just part of my initial due diligence. So I hope I haven't sounded too naive so far. I wasn't planning on throwing any money at anything tomorrow. That's why I really appreciate all of this feedback.

I'm not married to anything at this point. Just shopping for advice, so thank you!

Thanks for the advice guys. The areas I'm looking into are Memphis, Houston, Atlanta, kansas city Missouri, Indianapolis, and a few others. I have friends in Tennessee, so I'm leaning towards memphis. These are all areas that this Platinum Properties network works in as well. Anyone heard of it? Or does anyone have advice on a different way to do long distance land lording without making it more than a 15 hour a week job?

Any pointers on a good place to start learning about investing in notes? I feel like theres been a surge in the popularity of note investing, which always makes me nervous... Almost reminds me of the surge in lien investing. Is that all in my head?
