Thank you thag does help I think I will be conservative and save up so I can buy my own house live in it and eventually rent it and move on to other properties as soon as I get good equity in it. 

I want to get into the buy and hold rental properties sooner than later but I have no money to put down or none saved up. Should I jump into something or be cautious and wait to have some money saved in case something goes bad ?

Well that answered many of the questions I had. First I wanted to know if becoming a real state agent was a good idea while investing in buy and hold properties. Since my business plan is to just stay as a landlord as a beginner from what I understood is not the right time to get a RE license, but for future if I do become successful and decide to keep on buying properties it would be the smart way to do it. 

 In the mean time I will stay with my full time job and work on looking for duplex and triplex as a beginner. 

I have to say thank you all for replying to my post and giving your free time to answer my questions, it really answered my doubts about this topic.

My goal would ultimately to work full time and build a client base some day in the near future. I like the job I have now but spend way too much time away from my family. I'm just trying to find out how long it takes to be a successful RE agent and how is the market in MA? What does it take?

I'm looking to be a landlord. I would love to become a real state agent. What are the pros and cons of being one specially in Massachusetts?  What does it take to get a RE license?

I live in lowell MA , I'm young and driven to get this on the road. I'm willing to do whatever it takes for me to learn the basics to be successful. I'm interested on buy and hold investment only. I have no experience at all on RE and I'm up for the challenge. Thank you all for your time
