Hitting market on 11/23. Huge 7.5CAP producing investment property in Irving Park. First floor unit has 2 bed/1 bath on the main level along with an upgraded kitchen and hardwood floors. Unit has internal staircase to basement where you’ll find a family room and 3rd bedroom. Upstairs unit has comparable upgrades and has the potential to be duplexed up into a large, unfinished attic. Decent sized yard along with a 2 car garage for additional income. All utilities are paid by tenants. Market rents are $1600 for the 3 bed and $1200 for the 2 bedroom. Property is within a mile of Brown Line, Blue Line and 90/94. Show with confidence.

Brandon Sturgill is 1/2 right there. I’d definitely ā€œtryā€ for the full credit if possible. It never hurts to ask and see what they say. One caveat is how was the roof/property marketed? Did they say new(er) roof? If not, then I doubt the seller will be willing to give too much based on the fact he/she knew it was old and probably took that into account with their list price and ultimate contract price. Where Brandon misses is the 10k credit at closing idea. Different states have different rules but in IL, ALL money exchanged must be disclosed to all parties at the closing. There’s no more ā€œunder the tableā€ exchanges after a closing or the lender will not be happy at all. Fully disclose always man and you’ll be fine As for the credit and see what they say!! Conrad Kostrzewa have to agree with the populous here. West Loop is so crazy priced out that there’s no way to BRRR anything there. 90% of the WL is transplants that bought new(er) construction in the past 5-10 years, so there’s not much old inventory there to even touch for you. Mistily definitely take your money into another neighborhood and buy a 2-3 unit. Ibn Abney had the right idea for sure. Good luck

your best bet here is to find a professional that knows the area, product and market you are selling in. Oh, guess what, I just so happen to have been born/raised in Lincoln Square and am currently a broker at Berkshire Hathaway for the past 14 years.
