I am in the greater richmond area if you get anything over this way I would be interested... If you have leads that you can not come to terms with the owner and it does not fit the model for a wholesale deal if you want me to work the leads with a program that works with people that are willing to be flexible on terms I can cash them out pretty quickly close to there asking price.... I would be willing to pay for leads I can monetize.

hi Jonhie

What is the address FYI houses in Petersburg sell for about 57% of tax assessment so when say 65% of market value where are you getting that number.

950 is a very good rent number if your other numbers work out you also need to be careful in Petersburg it is very pocketed with areas that are good and very bad.

I want to thank everyone that responded Not sure how to figure out how to do it to each and everyone that has given me valuable input.

My plan for the property is to lease it to 2 of my children for the first 2-4 years while one is going to the university nursing program for 2 yrs and the other is wanting to be based in texas for another family business for the next 4 years. I would have a guaranteed Tennant for that period of time. The nursing program at the university has 80 students every 2 yrs. the house I am looking at is within walking distance from campus. It is a 3/2 with a 2 car garage that has 1/4 of it converted into an office.

Would it ever be prudent to pay close to the ARV of a property that you plan on holding as a long term rental?

Hi Elizabeth 

What are the MLS comps we all know that zillows comps can be off by as much as 20% in either direction. What are other properties in that area selling at retail for vs tax assessment and what is the tax assessed value for this property?

I know a couple investors in the DC area they generally purchase at 70% - repair cost (ie bringing it up to what is selling in that area standards) they are cash buyers so they can close quickly.

If the seller is close to those parameters let me know and I will see if any of the investors I know would like to take a look at it.
