Hey Joel, thanks for taking the time to share your insights. I am definitely interested in developing a relationship with an HML and planned to start reaching out on that front this weekend. Are you focused on lending to investors in certain markets or will you go any where nationally if the deal makes sense? Please feel free to share any others elements of your underwriting process, if you wish. Thanks again, TK

Hey BP Family, I am curious of your thoughts on using your own cash vs. hard money loans for rehab work?  Pros & Cons?  Thanks, T.K.  PS: I am buying SFRs w/ my own cash.

@Scott Passman

I couldn’t agree more! I have two advanced degrees and share your perspective and frustration - what I have learned out of the classroom has been exceedingly more valuable - looking forward to paying off what’s left on my school loan with proceeds from my real estate investing efforts. Best, TK

Hi Jo-Ann, ideally I would like my first purchase to be within a 30 minute drive of Solana Beach. I am interested in value-add as well as exploring mobile homes - I am very familiar w/ the MH Community space. Thanks, TK
