Hello. And thank you in advance. I first want to thank the many people that chime in selflessly. As a newbie, I am very thankful.

I was curious if there was another, perhaps more affordable source than list source? On a podcast episode with Sean Terry, he referenced another source that was much cheaper. But apparently the system is clunky.

Might anyone have any insight?

Thank you in advance. I was curious if the benefits of having a RE license are sometimes undermined by the gray area that can exist in creative financing. Without getting into the various nuances of individual types of creative financing, does anyone have an overall opinion? I know many principal brokers who are not comfortable with their agents getting involved in these transactions. I wonder if the benefits of being licensed are worth the risk of ending up in front of the commission. I hope this question is not too broad.

Hi.

I am new to the world of investing, but not necessarily to real estate. I have been an agent for many years. Additionally, I have some good building trade experience and a fair amount of tools and equipment. I am located in the seacoast area of NH and southern Maine.I am interested in establishing a relationship with an experienced investor.

I have only posted a couple of times, but was taken aback by the thorough comments provided by the members here. It truly is a wonderful resource.

Thank you. I am new to this style of financing and investing. And this is painfully obvious to me. Is it basically the same s getting a new mortgage? The whole sheban?

The rent would cover the current mortgage with little left over. But the house would make a strong rental unit. I was under the impression there was a an easier way to assume the mortgage. I hope my lack of expertise is not overly painful for you. I thought the major risk would be the due on sale clause? I think I am confusing methods and terms.

Apologies Tom. My question was vague. Hypothetically, do you think one should be concerned (legal implications) if one had a listing that had no equity and would not likely sell. But the seller wanted out. The property would likely build equity in time, and might be sensible if one could assume the mortgage. Would the seller's agent be asking for trouble if he/she wanted to assume the mortgage?

Specifically, would you advise and agent not to assume the mortgage on a property he/she has listed.

I was curious if anyone has had experience with mortgage assignments. Would you be concerned if the property was a property you had listed?

What is the best source (assuming it exists) to learn about creative real estate funding. As new investors know, it can be challenging trying to fund transactions when you are just starting out. I have not located a good written source-bible of sorts.

I am concerned that is my state, having a real estate license might be a disadvantage when investing. I have observed that, even those who disclose, can find themselves in trouble. Consumer protection is paramount.
