@Jackson Pontsler Thank you for responding.  I left it wide open to just generally get a conversation going, so I apologize for the vague start.  I am looking to do my first fix and flip, scattered with a couple buy and holds.  The piece that interests me the most is stable passive income growth.  

@Eric Gardiner Thank you for your response as well.  I am actually in Sandy.  Passive income generation is what gets me excited.  I am running numbers for my first buy and hold.  I have ran about 20 different units, today may be the first time I offer on a piece of property.  Wish me luck.
