@Derek dill - Can you configure FB to autorespond that way or are you saying that's just something you manually respond with?

@Joe Splitrock - Interesting comment about the private landlord. I've received that question before and I thought it was just from someone that didn't like dealing with property management companies.

@Joe Splitrock I've done some variations of what you said but I like your version better. I know people have stated the quality of leads is low but I'm not even getting to that point as I can't even get a follow up to my response. In this last round Zillow was far and away the best for leads. I wasn't even getting scammers from Craigslist and that's practically unheard of.

I just recently posted for a vacancy in one of my units. The most contacts I got was from Facebook but I don't think I got one tour from there. 90%+ would send the message and never reply back to me. Sometimes I had the phone in my hand and replied immediately but it didn't seem to matter. I tried switching up my responses from detailed replies to just Yes, it is still available but it didn't seem to matter. Does anyone have a good response for when they get these messages?

I have a residential real estate LLC with three properties. Someone is going to buy out my current partner and become my new partner. I am making list to designate each of our responsibilities. I am also working with a lawyer so they will take care of other legal matters, but if anyone can look at this list of responsibilities and let me know if there are any duties in the standard world of residential real estate that I left out I would greatly appreciate it. Thanks in advance.

Partner A:

  • Create and post ads for all properties when they are ready to rent out.
  • Be the first point of contact for potential tenants inquiring about available properties.
  • Perform background checks on potential tenants.
  • Create the leases and have them legally reviewed.
  • Contact lawyers for legal matters.
  • Track all revenues and expenses and provide partner with a monthly statement showing the financial status of the company. 
  • Handle all tax preparation and send to an accountant for tax filing.
  • Be the first point of contact for a tenant when they have a question or problem and call the proper personnel for any maintenance requests at the properties.
  • Handle all payments including but not limited to paying contractors and taxes.

Partner B:

  • Schedule and show tenants the properties that are available for rent.
  • Twice a year schedule HVAC servicing's for the properties and let the servicer into the properties on that day.
  • Attend yearly HOA meetings for properties that have them.
  • Inspect properties after a tenant leaves the residence and prepare it for the next tenant.
  • When necessary go to the properties in the event that an owners presence is required.
  • Visit potential properties that there is interest in purchasing.

Hello everyone, I recently bought my first investment property and my first tenants move in today. They seem like great people and I'm very excited. However, I am leaving the country soon for a week long vacation and wasn't sure of the best way to ensure they're taken care of while I'm gone. Since I only have one property I do not have a property management company and don't believe I can sign one for just one week. My girlfriend will be able to receive texts (at least that's the plan) and I will have internet at times. However, there will be a six hour time zone difference. Hopefully, they don't need to contact me, but any suggestions on how to ensure they're needs are met while I'm gone would be appreciated.
