Has anyone used the Fund and Grow program?

I'm curious about how they are able to convert your business credit cards into a cash line of credit while avoiding the high balance transfer interest rates.

Attention private lenders! I'm looking for multiple private lenders, specifically GAP funders, to form a private group to help investors with their funding needs.  The basic premise of the group is that I will act as a "broker" between our group and borrowers.  I'm getting between 3-5 leads for GAP funding every day.  I will forward details of the deal to the group to see if anyone wants the deal.  I will take a "connector fee", that doesn't cut into your profit as the lender.  You will still have whatever terms you would like, as the lender.  If anyone would be interested in forming a group like this, feel free to connect with me!

Again, I'm receiving 3-5, sometimes more, leads for investors that need GAP funding every day.  GAP requests range from 25k, up to 130k.

Hey there, wholesalers and flippers! My partner and I are in the EMD lending business.  So if you don't have, or don't want to use your own money to put down as EMD for your wholesale deals or flips, send me a message and we can discuss your deal!

I'd be lying if I said I wasn't a little desperate.  But I'm looking for a private lenders who do personal loans.  Obviously with the lowest interest rates possible, and that have fairly long loan terms.  I have been scammed twice now, once because of a lack of strong due diligence, and one because the person I was dealing with was spoofing a legit business.

Please don't respond unless you are a lender or know a lender who can help me with this situation.  I know I'm asking a lot.

Remove or move if this is the wrong topic, but I have a question for the "gator"/EMD lenders. Pace Morby has a chart that he shared in a video, I think by accident actually, that showed his flat rate fee for EMD lending depending on the amount being borrowed. Do you have a similar chart that you follow? For instance, if you loan out $2,500 in EMD, you charge a flat fee of $1,000?

*Please no comments about opinions on gator/EMD lending. Some people love it, some people hate it. I get that.

What would you consider the best way to find bank owned REO leads? I use Propwire but some of the information isn't quite up to date.

Has anyone ever used Propwire.com to find off market leads? Have you actually done any deals on properties you've found on Propwire?

Thanks AJ! Have you ever gone back after you've sold a property to see how close the Backflip ARV was to your sale price?
