Looking to do a renovation to our primary residence -1000 sq/ft addition and converting our basement to an ADU. We looked at local credit unions and they strangely do not count rental income to offset mortgage expenses. We do not have a lot of equity and it's looking like the project will bump us into a jumbo loan.

Any suggestions on local banks or other banks out of state that would be willing to take on this loan?

I'm looking to convert out daylight basement to a legal and permitted ADU. I live in the Portland OR area and would love to get a few pointers and advice to those who have converted a basement to an ADU in the past or who do this for a living. What would you do differently? What is a must? Any and all advice would be greatly appreciated! Thank you!

I have been allowing pets in our units and one potential tenant claims that their dog is an emotional support animal. I honestly don’t believe him, but want to make sure that I’m giving equal opportunity. I’m requesting a note from a MD as proof they need a emotional support animal. Is there anything else that I can request?? Or anything I should look into?

I have a couple potential tenants who submitted their application. Background and credit check came back clean. I’m getting ready call all past landlords in the next day or so. I would like to verify income and employment but not sure the best way to do so. Any suggestions? Is there something I’m missing?

I’m in the final stages of screening two tenants. Everything came back clean, however, I am getting ready to call their previous landlords to see how they were as renters. What are some must-ask questions to ask their landlords? Any suggestions?
