Hello -  I'm looking for a sample/blank purchase agreement to use and having a hard time finding one...anywhere on the internet!  Would someone, preferably in Georgia, have a document to share with me.  Would also like to see what it looks like with the assignment clause.  Thank you!

Thank you all for the response. How about yearly HOA fees that give you the access to the swim tennis playground etc. tenant or landlord pay?

Is it common practice to require the tenant to maintain the yard work on a  SINGLE FAMILY RESIDENTIAL rental house, i.e, cut grass, trim hedges, leaf maint.??  I realize this could go either way and discussed /negotiated during the interview stage, but was just curious if there was a standard practice either way when it comes to this.  Thanks!

For those that rent houses in neighborhoods with OPTIONAL HOA fees....What is the standard procedure as to who pays this? Obviously, the renter's family would like to take advantage of the swim and tennis in my neighborhood, but in order to do so, the HOA fees must be paid and access card is given. It's $500 for the year, and I never advertised access to the swim and tennis part of the neighborhood. Is it common practice and assumed that the owner still pays the HOA on behalf of the tenant??

@Carlos Diaz Where do you find the absentee owners list to direct mail out?  I know this is all public knowledge, but which website/company has mass distribution lists like this?

My name is TJ.   I currently work in the golf industry as a PGA pro and focus on tournament sales and marketing.  While I thoroughly enjoy calling a beautiful golf course my office....my fellow golf pros know....I need something more to secure my family's financial future.  I grew up around RE as my parents were heavily involved in the "buy/hold" strategies and managed enough properties to where they could quit their jobs and call their own shots.  I want that too.  I would like to start with a few wholesales or flips and then grow a portfolio that enables my money to work for me...instead of me working for the money!  I look forward to connecting with many like minded folks!  Thanks BP for creating an awesome, hands on, learning environment!

I know this is an old post, but just came across it and loved the story!  I see properties like this here and there and always wondered how to approach.  Guess just knocking on doors will do the trick. @Stephen Hundley I'm struggling to figure out what kind of contract to use in a situation where you approach the owner directly.  Is it different than what a realtor would use?  Could u possibly share a blank copy of the contract you used??  I would greatly appreciate it.

thanks all!  maybe I used poor words such as "stuck with" and "back out"..  Lack of confidence I suppose and something I need to overcome by simply finding that GOOD DEAL!

I've never done a deal.  But speaking hypothetically...as a wholesaler, what happens when you find a great deal, get it under contract with a seller, but then aren't able to find an investor buyer to assign it to??  Are you stuck with paying for the property in full?  Are you supposed to have a clause in the contract where you can back out at the last minute if you can't find a buyer and maybe only lose the earnest money?  Any feedback would be greatly appreciated!  Thanks!
