I have a piece of land at a busy corner that is about 0.5 acres. I want to put a small building on it. I was thinking either a 7-eleven non-gas convenience store or split it into a dunkin with a drive thru connected with a tmobile or verizon or something like that so i have 2 stores in one. How do I get these big corporations to lease my building? Also, how do I get them to lease even before I start construction. Do i send them the construction plans and say this is the potential? Thank you

I am looking to purchase a corner lot but it is hard to acquire financing. I would like to get a NNN ground lease with a big corporation such as Chipotle because I have researched and found they are very profitable. I thought that if I were able to get a lease agreement with a big corporation then I could bring that to the bank to help acquire a loan. I dont have much money saved up. How would I be able to negotiate and find a lease agreement with a company such as Chipotle? Thank you to any advice anyone can offer I appreciate it.
