@Matt K. Right. Our mortgage payment is less than equivalent rent payments even if we factor in the HOA fees. It's very affordable in this area. Although I just heard talk of consumer buying trends dropping 3% in the last 90 days. Most likely due to the interest rates going up but still very affordable market to buy if you are a consumer.

A lot of replies already! I didn't read them all but the Kansas City area could be a good market (I'm local) but at 60k-100k it could be difficult to find property. Not impossible! I'd look for properties that are close to universities, hospitals, or nightlife areas (Crossroads, Westport, Power & Light District, the Plaza). That's where you'll find younger people who are more likely to rent.

If you are looking for more family areas, Shawnee, Mission, Olathe northern Overland Park are great places for starter homes to rent out. Prices are pretty bloated right now with sub 350k houses though. I'd look for fixer-uppers that people don't want or can't put on the MLS.

If you are aiming to blue collar working class, there is plenty of that too. I'm not sure which areas they have centered around so it will take some research.

Hello everyone!

I'm a new investor in the Kansas City metro area. I went to a business conference and watched someone present on real estate investing and everything just clicked for me. After all the seminars and training, I looked for podcasts to listen while driving. That's when I found Bigger Pockets! And I have to say I love it! It's great hearing all the success stories and not so successful stories. And every single podcast I learn something new. BP looks like a great community and I look forward to getting to know more of you soon!

My Background:

I'm a full-time marketing specialist at an IT company.  ZERO experiences in real estate besides buying my own home (which I now regret having listened about all the financing options everyone does on the podcasts...) In terms of knowledge, I'm comfortable looking at spreadsheets and networking. My downfall, I don't have much experience in real estate investing and little capital to work with. I'm focusing only on the Kansas City metro area right now.
