I'm looking to put a team together of 10 to 15 individuals to invest in a multifamily property under a joint venture/LLC.

My experience in real estate has been investing in condos (buy and hold for 10 years) and private equity via crowdfunding (3 years).

I want to get on the sponsorship side of the deal by acquiring my first multifamily property and I'm looking for other motivated individuals who want to take an active or passive role in this endeavor. If I can get the right team together, my goal is to continue to invest in multifamilies and grow this business.

My requirements for the investors are:

  • Have 15K - 25K to invest and be able to show proof of funds.
  • Experience in real estate not required but preferred (in any capacity).
  • Understand the risks involved.

The property type I'm searching for is:

  • Price: less than 1.5M
  • # of units: 10 to 20
  • Class: C or D
  • Timeframe: sometime in 2017, preferably 1st or 2nd quarter.

@Account Closed I'm also looking to do the same. I have the investment knowledge and have owned a few individual properties but looking to own multifamily now and interested in partnering with others in a JV. I'll be interested to read what others post.

@Oren K., I just want the super to keep common areas cleaned, throw out the trash, minor repairs, prepare apts for move ins, shovel snow and make sure key building essentials are in working order (heat, hot water, etc.).   I'm looking at a few properties but haven't made any offers yet.

I'm looking purchase a small (<20 unit) multifamily property and I plan to purchase with other investors as part of a joint venture.  I need some guidance on the following:

1)is there any accounting software for property management that also includes accounting for investors (i.e distributions and K1s) and other provisions in the operating agreement such as if I need to do a capital call?

2) Should I have a live in super?  If so, what do I do if he is unable to perform or goes on vacation?  Are there services I can hire to provide this service without the need for me to have a live in super or if I have one can provide the services on a temporary basis while the live in super is away?

I plan to do the property management myself.
