@Eric DeVito I would definitely market such a post on here, describing what you are seeking and offering.  It could take some time to interview and/or meet with potential partners, but I would say time well spent.  I have met several business colleagues here, that were legit with their business and success! I can suggest a good person in a Columbus suburb, that does the rehab work himself (and subcontracts out what he needs to) but is also an investor himself.  We have done past business together where I have teamed with him with out of state partners. Shoot me a message and I can introduce you.  I potentially have someone I could suggest in the Cleveland suburbs area as well. Met him on BP and doing a closing for him as we speak!

@Eric DeVito, I agree fully with what Brian G. said. Doing this remotely would be quite the challenge. Flipping in Ohio is getting harder and harder to find the right properties/conditions to turn a profit. Any good listing is gone immediately - Columbus just posted an article that the Columbus MLS was the TOP city in the US right now for real estate transactions, with average DOM only 5! I think many good flipping opportunities are found off-market with distressed owners needing to sell quickly, and once again much of these won't be published. Trying to meet with these potential Sellers and viewing their property in person would be nearly impossible states away. I too suggest finding someone with boots on the ground to invest capital with to share profits. Buy & hold could me much more lucrative for an investor willing to take that approach. I am in the Title business, and can assist with getting you to the closing table, and assuring you are getting clear title on a property. We can close anything in Ohio. I am also happy to steer you toward contractors, insurance agents, property managers, Realtors, etc for you to consider. Best wishes in Ohio - it's a fantastic market here right now!

@Zeke Liston currently have 2, but not in a position to buy at this moment.  I have several investors and business partners that have several in this area, all doing well, and buying more.  My family has over 160 multi family units in this area, and that is their extremely lucrative retirement fund in the making. Buy and hold is excellent here for cash flow, and they know it! I help get the transactions to the closing table, and can also refer excellent financing sources with local community banks offering creative and commercial financing options!

Ohio is excellent. The Columbus MLS had more transactions than any other city in the country this past month! I'm just east of Columbus, and our area has a great demand for rentals and not enough inventory. My area (Zanesville) is a gold mine for an investor for buy/holds I could suggest a few investor friendly agents to help you in Central and SE Ohio. I can assist you with getting them to the closing table anywhere in Ohio.

Hi Todd,

Have a license in Ohio does take some time and $$. Fitting the required classes into a schedule can be tricky, whether you choose in-person or online classes. You have to find a Broker to sponsor for the state test, and then to host your license, and they can be a wide variety of expense/fees/requirements etc. Some require you to belong to the National, Ohio and their local board of Realtors, which can be costly per year. I have some great friends that now own a "virtual" brokerage, which really cuts down on fees/meetings/requirements for office space etc". They are very successful (husband and wife team) that now have 60 agents under their wings. I could put you in touch with them to get some better info. They've been in the business about as long as I have (since 1997 or so). It can be a big plus to have the MLS access, e-Key and lockbox access for viewing properties, etc. I can offer help with title searches and closings throughout Ohio, and we can do e-signing where "in-person" isn't necessary. A great option due to busy schedules, out of town/state investors, and the virus paranoia! Let me know if I can help. If you can swing the schedule and initial class fees, as well as the "pay to play" annual costs, it can be worth it, vs. relying on an agent to get you what you want as fast as you want it. Keep in mind there are continuing ed requirements and post licensing courses required to maintain your license in Ohio. You could utilize an agent from another area for help/access if you are looking to purchase outside of your MLS area, or in some cases have the option to just pay for MLS access in a particular area. good luck! (I have been licensed since 2003, but have my license on deposit being in the title side of the business now).

@rey lopez I have an outstanding loan officer that can close in all of Ohio and we have a title company in our Mentor area that can do a remote closing as well. I can get you Scott's info - he does a large volume of VA loans, and has a lot of first time home buyers as well. Happy to send you the referral!

Zanesville is pretty diverse. You can walk down most any street and see houses renovated and look great and a few doors down one that needs some TLC. There are just a few streets that have more pockets of crime, but that may be even part of a street. I learned this evening that Zville is the 15th largest US city. We have a very large amount of growth here with some Fortune 500 companies booming and growing. I know every inch of this county, and would share my informal opinion on anything you stumble across. If you need an agent referral or 2 to do some leg work for you that are investor friendly I'm happy to suggest a few. Best of luck, this area could be an investor's gold mine for buy and hold in my opinion!
