@Dan Gamache yes, I'm talking about investment property. Last year I purchased my first duplex and have been living on one side and renting the other. Now I'd like to purchase a second multifamily property.

@Dan Gamache from what I've been reading most people refinance out of the private lender. I'm afraid, with my high DTI, I wont be able to refinance. Do you know of people holding a private loan to term? I'm curious on how that worked for them and if the lender looked at more than just cashflow. I've also never done a private money deal so I dont have the experience to back me up.

Hi Everyone,

I've purchased my first home and I have about 50k in student loan. I currently have a full time job and my debt to income is too high to get another mortgage. Any advise on how I should go about presenting a good deal to a private money lender?
