Hey everyone,

I am under contract on a property that will be having some repairs done by the seller.

Two repairs that I have questions about at the replacement of the roof and laminate kitchen floor. To replace the kitchen floor with an equal value laminate will mean it is done with a pretty cheap laminate. Also, the roof is asphalt shingle. Would it be out of the ordinary for me to offer to supplement a little extra cash to have the kitchen floor redone with a higher quality laminate and to have the roof done with metal instead of shingles? Is stupid? I'm looking at the longevity of these things here and the fact that this means I can get a metal roof for maybe a third of the cost out of my pocket.  Is that a smart move, if it works with my numbers?

@Ben Kirchner, while I cannot give you advice from the standpoint of a seasoned REI... I can say what I have read OVER and over on here and elsewhere. Always enforce your lease. If you don't, people like this will walk all over you. It sucks man.... it really does. But, they signed this lease. Also, sounds like the adult daughter is lying to you about the guy being her "friend" and the dog being dog-sitted... so, as much as it sucks... you have to enforce! It is your property, your business, your peace of mind... if they don't want to follow the rules, they can rent from someone else. Right?

I will second what everyone has said here about checking with actual current/past landlords and current/past employers.  Also, with the googling of the employer's phone number I would also call the current/past landlord with some initial questions about what properties they have for rent or something like that before you say you are calling for a reference.  If someone put down a fake landlord the person will likely say "What? I don't rent properties." or something like that.

@Rene Brown  Just a quick thing to help you here on the forums.  When you want to reference/mention someone here, just type the first four letters of their name and a little box pops up with their name. Click that box and it creates this blue "mention".  :)
