 You're correct it's not allowed in CA..

Watching Pace do deals makes it look effortless on the seller financing side, but hes done enough deals that its all muscle memory. Am I insane for trying to be the bank on my first home sale? Ive been looking for resources but it feels like i get 2 new questions with each answer i find.



Seeing that your in CA, you might get hit with the Parent-Child Transfer provision.

 @Mark Pedroza thank you for quickly chiming in - just a quick correction, we gather EVERY 4TH TUESDAY of the month with SOME EXCEPTIONS in cases where there are 5 Tuesdays (for example in November, we will have it the 5th Tuesday to avoid doing it on Thanksgiving week).

Your in a high price market area. I'm not deterring you but make  sure your numbers work. The buyer's are out there and if your numbers do work investor's will come calling.

The third Tuesday of every month. I currently reside in San Francisco but depending on the meeting subject I try My best to attend. There is no fee to attend but members usually order drinks and/or food as a thank you to the bar for letting us use the room.

Hopefully see you next month...
