Hey Rick! Even though it's a "metal building" and you're not worried about structural integrity, at some point you will probably have to deal with a black mold/toxic mold issue. That stuff will grow anywhere water has been sitting. Once it starts to grow, it spreads. After each flooding that has already occurred, if things haven't been dried out and addressed appropriately, there may be mold in the walls already.

I have a question for all the investors out there that focus on acquiring rentals... Is the market for 3 bedroom rentals that much better than 2 bedroom rentals? I understand that the market in which I live directly affects this. The 1 and 2 bedroom homes I'm my area don't seem to sell as fast. I don't know how to find out how they rent though? Any suggestions? What's your preference? Do you as an investor stay away from certain size homes and if so why? Thank you in advance for your advice!
