in order to claim REPS your primary job has to be real estate.  I do not think home inspection will count.  high risk of being audited.

We started investing in duplexes last year and now have 13 units. This year we are having a hard time finding decent deals. If the price is right, it goes very quickly. Other times, the duplexes are priced too high. So we are trying to adjust our expectations based on the market. We started out wanting at least 10% CoC in class B properties (so far we have gotten thus return) with great school districts. Now we are wondering if 8% should be our goal because the market is too hot.

Anyone build duplexes, 4 plexes or bigger? How do you assess how much to pay for the land? Any insight into building?

We don’t invest out of state because we manage everything ourselves. We also only invest in class B properties. So yes the market is super saturated with our restrictions.

It’s hard to find good cash flowing properties right now...everything is overpriced!

I am really getting frustrated with this market. Everything is going above asking price but then doesn’t appraise. It’s super annoying 🤦🏽‍♀️

How are you guys approaching this sellers market without giving up?

It cash flows and it’s new so we could hold it for 20+ years without having large cap  ex expense
