So I started to study for my real estate license in GA but learned a few things that the state requires for your personal investment properties (like having to be associated and report your information to your broker, etc). If I only want to invest, is it worth even getting my license if I can find off market properties? I have two properties out of state currently and will have one more by end of year.

Thank you @Mike McCarthy! I'm about to do so. Very frustrating, but a good lesson learned, indeed. 

Anyone have suggestions or tips on how to deal with a bad contractor? I have one that has been doing sub-par work, and even broke a bed when painting one of the rooms. I have a punch list but this is getting a bit ridiculous (they initially said this work would take 7-14 days, and now are going on 2 and a half months). Any insight is most appreciated!

@Walter Ellis I haven’t heard of Madison Trust but I do have a self-directed with Providence Trust, if you want to check them out.

@Jeffrey Edwards thank you! Yes that’s what I’m thinking as well. I want to purchase another home in which to live, but am hesitant committing to a year or longer if I can purchase another one within that timeframe.

I’m getting ready to rent my current home and am looking to rent another place in which to live but am uncertain if I should do a short or long term lease. I have an investment property that should be ready by end of year, which I will refinance and be able to get equity, but am wavering if I should rent another property to live in short or long term? Any thoughts or recommendations? I’m in the Atlanta/Decatur GA market.
