All of our properties are out of state. We have dealt, primarily with two title companies. The first wire for both we called to verify the information before sending. Those 2 title companies' wire information is now stored in my bank wire info. I still double and triple check the numbers before each wire. It's a sad world we live in when you literally need to spend 30 minutes on each wire, just to keep the greedy thieves away from your money. But always better safe than sorry.

Congratulations. 1031 is definitely the way to go. We have completed 2 already this year and are starting our 3 and last one for this year at least.

Our tenants pay all the utilities. We set up the utilities to revert to owner, so if the tenants move out the utilities are still covered. With our rentals we had is Arizona, this was important, as you didn't want the property to have no AC running when it was 115 outside. We did cover the HOA fees.

I gotta say if I had waited for my family's approval I would not have 11 rentals (looking for 18 by the end of the year). Just saying. Do what feels right. I also wish I had started as young as you are. If I had I would be retired now.

@Mark Hove, I completely agree. 1 time less than $100 cost and 30 second rekey. We have them in the majority of our rentals.
